Initial Consultation

We begin with a comprehensive consultation to understand your goals, evaluate your property, and determine if an auction
is the right fit for you.

Due Diligence and Preparation

Before going live on the MLS, we complete all due diligence to ensure your property is fully prepared for auction. This includes compiling disclosures, reports, and inspections, as well as arranging professional photography and drone footage if needed to showcase the property’s best features. We also provide high-quality property flyers to generate early interest. This thorough preparation is vital to a successful auction, creating transparency for both sides of the transaction. By addressing all due diligence upfront, we enable the property to be sold “as is,” resulting in a non-contingent sale that streamlines the process and builds buyer confidence.

Setting the Strategy

Our team collaborates with your realtor, leveraging their familiarity with the property and local market expertise. Together, we develop a tailored marketing plan that includes professional photography, targeted digital campaigns, and a strategic open house schedule. We hold two open houses per week—one on a weekday and one on the weekend—for one hour each, ensuring a variety of buyers have the opportunity to view the property and build interest leading up to the auction date.

Pre-Auction Marketing Campaign

Over a 5 to 6-week period, we launch a robust marketing campaign to promote your property. This includes open houses, targeted outreach, and advertising efforts to attract serious buyers and build excitement.

Pre-Auction Offers

During the campaign, buyers can submit pre-auction offers in an attempt to secure the property before the live auction. Most of our auction campaigns frequently result in pre-auction sales, as the competitive nature of the process drives strong early offers. Elevate Auctions and your realtor work together to present all offers to you, ensuring you’re fully informed and in control of the
decision-making process.

The Auction Day

Most of our auctions are non-absolute, meaning the seller retains full control throughout the process, even on auction day. The auctioneer or online bidding results are not final unless you, the seller, agree to and are satisfied with the final bid. This approach ensures you are fully empowered to make the best decision for your property.

Closing the Deal

Once the auction concludes, we manage all post-auction steps, including coordinating with the buyer, finalizing the paperwork, and ensuring a seamless escrow process.

Fee Structure

At Elevate Auctions, our fee structure is designed to align with the seller’s goals. A 2% premium is applied as a closing cost of the sale, which is negotiable between the seller and buyer. On auction day, this becomes a 2% buyer premium, ensuring transparency and value throughout the process.
